How to Winterize an Unoccupied NYC Home

Second homes, homes between tenants, or properties left vacant during a renovation face a much higher freeze risk simply because no one is present to catch a problem early.

Before you leave

  • Set the thermostat no lower than 55°F rather than turning heat off entirely
  • Shut off the main water valve if the home will be vacant for an extended period
  • Drain and disconnect outdoor hose bibs
  • Open cabinet doors under sinks along exterior walls to allow warm air circulation
  • Ask a neighbor or property manager to check on the home periodically during cold snaps

If a home has sat vacant and unheated during a serious cold snap, having the plumbing checked before reoccupying is a reasonable precaution rather than waiting to discover a problem when you turn the water back on.
