Bushwick Boiler, Pipe & Sewer Repairs

Frame rowhouses, gut renovations, and converted lofts — often on the same block.

Bushwick is the neighborhood where our calls vary most from one address to the next. An 1890s wood-frame rowhouse on original steam and a gut-renovated three-family with a new combi boiler can sit next door to each other, and they need entirely different diagnostics.

The older housing stock here is largely two-, three-, and four-family wood-frame and brick rowhouses built from the 1880s through the 1910s, a great many with the ornate cornices the neighborhood is known for. Frame construction matters practically: original supply lines run through wood stud bays rather than masonry chases, which changes how we open a wall and how far water travels along framing before it becomes visible on a ceiling.

Bushwick has also seen more renovation and conversion activity than almost anywhere else we work. That produces a specific and very common problem: a house where part of the plumbing is new PEX or copper and part is still original galvanized, joined somewhere in the middle. Those junctions corrode faster than either metal alone when a dielectric union was skipped, and they're a leak point we look for specifically here.

The loft and former-industrial buildings along the Morgan Avenue and Jefferson Street corridors are different again — larger systems, converted uses, and plumbing that was often adapted rather than designed for residential occupancy. Work in those buildings tends to involve more coordination and more unknowns behind the wall.

Conversions also mean fixture load that the original system was never sized for. A house built for two families now running as four puts demand on a supply line and a lateral that were adequate in 1905 and are not now. Low pressure when two apartments run water at once is one of the most common complaints we get in 11221 and 11237.

Along Knickerbocker, Myrtle, and Broadway under the elevated, residential-over-commercial buildings add restaurant grease to shared laterals — the same pattern we see on the commercial strips further east.

Housing Context

Two- to four-family wood-frame and brick rowhouses from the 1880s–1910s, a high share of gut renovations and conversions, and converted loft and former-industrial buildings along the Morgan Avenue and Jefferson Street corridors.

Common Issues We See Here

  • •Mixed galvanized-and-copper systems from partial repipes, leaking at the junction between metals
  • •Supply lines and laterals carrying more fixture load than the house was built for
  • •Low water pressure when multiple converted units draw at once
  • •Original one-pipe steam alongside newer combi systems, sometimes in the same building
  • •Grease in laterals shared with storefronts along the commercial avenues
  • •Leaks travelling along wood framing before they appear on a ceiling

FAQ

Bushwick Questions

Very common in Bushwick. Renovations frequently replace the plumbing inside the units while leaving the original galvanized main runs and risers in place. The new fixtures are fine; the pipe feeding them is still eighty years old and narrowed. Replacing the main runs usually produces a noticeable improvement on its own.

It's a fitting that separates two dissimilar metals so they don't corrode at the joint. Where a partial repipe joined new copper directly to old galvanized without one — common in older renovation work — that junction corrodes faster than either pipe and becomes a leak point. We look for it specifically in converted houses.

It can be. The supply line and the sewer lateral were sized for the original fixture count, and added bathrooms and kitchens put demand on them that was never planned for. It shows up as low pressure during simultaneous use and as a lateral that needs clearing more often than it should.

Yes. They carry more unknowns — plumbing that was adapted rather than designed for residential use — so we tend to recommend finding out what's actually behind the wall before committing to a scope, rather than quoting from assumptions.

11221, 11237, and the 11207 portion, plus the blocks running to the Ridgewood and Bed-Stuy borders. If you're unsure which side of a boundary you're on, call and we'll tell you rather than guess.

In a frame house water travels along framing before it appears, so the stain is often some distance from the source. Acoustic and thermal leak detection locates it without opening several walls to search — which is the point of doing it properly rather than guessing.
