Ocean Hill Boiler, Pipe & Sewer Repairs

Old rowhouse bones, and a lot of recent renovation sitting on top of them.

Ocean Hill runs between Bed-Stuy, Bushwick and Brownsville, with Broadway Junction at its eastern edge. It is about a ten-minute run from our Hinsdale Street shop, and the housing is old enough that most of what we see here is original pipe meeting somebody else's renovation.

The housing is predominantly brick and brownstone rowhouses and two- and three-family houses built between the 1880s and the 1920s, with pockets of wood frame on the streets toward Bushwick. The bones are the same vintage as Bed-Stuy's, and so are the systems: one-pipe steam off cast-iron boilers, original galvanized supply lines, and cast-iron waste stacks that have been in service for a century.

What distinguishes Ocean Hill from its neighbours is how much renovation has moved through it in the last fifteen years. A large share of these houses have been gut-renovated, flipped, or converted between one-, two- and three-family configurations — and the quality of that work varies enormously. We spend a lot of time here working out what a previous contractor actually did behind a finished wall: PEX teed into galvanized without a dielectric transition, a waste line re-routed with the wrong pitch, or a boiler sized for the house as it was rather than as it now is.

The neighbourhood sits on relatively higher ground than Brownsville to the south, which shows up in our call mix. We do less sump pump and cellar-water work in 11233 than in the low-lying blocks toward Spring Creek, and more boiler, supply-line and drain work. The exception is the streets sloping down toward Atlantic Avenue, where cellar seepage during heavy rain is a more familiar complaint.

Sewer laterals here are commonly original clay or early cast iron running out to mains under streets that have been tree-lined for generations. Root intrusion is routine, and on a block of attached houses it is rarely confined to one address — if your neighbour has had their lateral cleared twice this year, that is useful diagnostic information about yours.

Because so many of these houses are owner-occupied with tenants above or below, scheduling matters as much as the repair. We are used to coordinating access across units, working in shared cellars, and telling an owner plainly which repairs will hold through a winter and which are buying time until something larger.

Housing Context

Brick and brownstone rowhouses and two- and three-family houses from the 1880s–1920s, with wood frame toward Bushwick and a high proportion of gut-renovated and reconfigured houses from the last fifteen years.

Common Issues We See Here

  • •Mixed-material supply piping left behind by renovations — PEX or copper joined to original galvanized
  • •Boilers sized for a previous configuration after a house was converted between one-, two- and three-family
  • •Re-routed waste lines running at the wrong pitch behind finished walls
  • •Root intrusion in original clay and early cast-iron laterals under tree-lined blocks
  • •Original one-pipe steam systems with uneven heat between floors and tenants

FAQ

Ocean Hill Questions

Usually within a short run. Our shop is at 657 Hinsdale Street in 11207, roughly ten minutes southeast depending on traffic on Atlantic. Emergency calls here are not waiting behind a drive in from another borough.

In Ocean Hill specifically, three things come up repeatedly: whether new supply piping was joined to the original galvanized properly, whether the boiler matches the house's current configuration rather than its old one, and whether any re-routed waste line kept its pitch. None of those are visible from the finished room, and all three are cheaper to find before they fail.

Constantly — it is most of what Ocean Hill is. We coordinate access across units, work in shared cellars, and deal with the owner or managing agent on scope while keeping the occupied units informed about water and heat being off.

It is worth knowing about. On a block of attached houses with laterals of the same age running under the same tree-lined street, one neighbour's root intrusion is a reasonable predictor of yours. A camera inspection answers it definitively rather than waiting for a backup.

Less of it. Ocean Hill sits on higher ground than the low-lying blocks south and east, so groundwater intrusion is a smaller share of our work in 11233. The streets sloping toward Atlantic are the exception, where heavy rain does bring seepage complaints.

All regulated plumbing, gas, and permit-required work is completed by appropriately licensed partner professionals in accordance with New York's licensing and permitting requirements. Routine repairs and installations are performed directly by our own technicians.
