Spring Creek & Starrett City Boiler, Pipe & Sewer Repairs

The lowest ground we work, and the newest housing in eastern Brooklyn.

Spring Creek and Starrett City sit on the flats between East New York and Jamaica Bay, directly southeast of our Hinsdale Street shop — one of the shortest runs we make. It is also the lowest-lying ground we work, and almost everything about the call mix here follows from that.

This corner of Brooklyn is unusual in being mostly new. Starrett City — officially Spring Creek Towers since the 2000s — is a planned high-rise development completed in the 1970s, and the surrounding Spring Creek area has filled in since with townhouse developments, newer attached housing and large-format retail. There is very little of the prewar housing stock that defines the rest of eastern Brooklyn, which means the systems we meet here are fundamentally different: hot-water and combi boilers rather than one-pipe steam, copper and PEX rather than galvanized, PVC waste rather than cast iron.

The large development runs a central plant with its own maintenance operation, so our work in 11239 is concentrated in the townhouses, the newer attached developments, and the mixed housing around the edges — along with work for owners and managing agents who need a contractor outside their in-house staff.

What dominates here is water from below rather than age. The land is low, flat and close to Jamaica Bay, and the water table is correspondingly high. Sump pump work is a larger share of what we do in this ZIP than anywhere else we cover, and it is routine rather than exceptional — pumps running through ordinary rain, not just storms. Any below-grade fixture here needs an ejector pump by necessity, because there is no gravity fall to the main to work with.

This is also a coastal flood zone, and the area was hit hard in 2012. That history shows up in the equipment: mechanical rooms relocated above grade where it was possible, backflow devices fitted after the fact, and a visible split between buildings that upgraded their drainage after Sandy and buildings that did not. When a storm is forecast, the properties that call us in advance are generally the second group.

Because the housing is newer, the failures skew toward components rather than materials. We are called for pumps that have reached end of life, backflow preventers that have seized, and combi units with scaled heat exchangers far more often than for the corroded galvanized and root-choked clay that fills our days a mile north.

Housing Context

Predominantly post-1970s housing — a large planned high-rise development, newer townhouse and attached developments, and mixed housing at the edges — on low, flat ground near Jamaica Bay with a high water table.

ZIP codes: 11239

Common Issues We See Here

  • •Sump pumps running constantly and reaching end of life early because of the high water table
  • •Sewage ejector pumps serving below-grade fixtures, where gravity drainage to the main is not available
  • •Backflow preventers that have seized or were never tested after being fitted
  • •Storm-season groundwater in below-grade space, including during ordinary heavy rain
  • •Scaled heat exchangers and component failures in hot-water and combi systems rather than steam-era corrosion

FAQ

Spring Creek & Starrett City Questions

Very quickly. Our shop is at 657 Hinsdale Street in 11207, directly northwest of you. This is one of the shortest runs our trucks make, which matters more here than in most places, because the common emergency in 11239 is water rising in a cellar.

In 11239, more normal than anywhere else we work. The ground is low, flat and close to Jamaica Bay, so the water table sits high and pumps cycle through ordinary rain. What is not normal is a pump running continuously or cycling in short bursts — that usually means a stuck float, an undersized pump, or water flowing back down the discharge line.

Because of where the fixture sits relative to your sewer line. If it is below the main, gravity cannot move the waste and an ejector pump has to lift it — that is a code requirement, not an upgrade. On this low ground, below-grade fixtures almost always fall into that category.

The large development runs a central plant with its own maintenance operation, so most of our 11239 work is in the townhouses, the newer attached developments and the surrounding housing. We do take work from owners and managing agents who need a contractor outside their in-house staff — worth a call to find out which applies to your building.

The three things that separate the properties that came through later storms from those that did not: a pump sized for the actual water volume with a battery backup so it survives a power cut, a functioning backflow preventer that has actually been tested, and mechanical equipment moved above grade where the building allows it. The time to look at all three is before a storm is named, not after.

All regulated plumbing, gas, and permit-required work is completed by appropriately licensed partner professionals in accordance with New York's licensing and permitting requirements. Routine repairs and installations are performed directly by our own technicians.
