Jamaica Boiler, Pipe & Sewer Repairs
Two-family brick, older frame houses, and apartment buildings — often on the same block.
Jamaica covers a lot of ground and a lot of housing eras. Streets of interwar two-family brick houses, pockets of considerably older wood-frame homes, and apartment buildings around the transit hub all sit within a few blocks of each other, and each one fails differently.
The most common type across 11432, 11433 and 11434 is the two-family brick house, attached or semi-detached, built between the 1920s and the 1940s. Owner in one unit, tenant in the other, one heating system between them — which means a boiler failure is two households' problem and the person who calls is often not the person who authorizes the repair.
Older wood-frame houses, some predating the brick rows by decades, turn up throughout the area. Frame construction changes how a leak behaves: water travels along framing before it appears, so a ceiling stain is frequently some distance from the actual source, and finding it properly beats opening several walls looking.
A lot of these houses have been converted to hold more units than they were built for. The supply line and the sewer lateral were sized for the original fixture count, so added kitchens and bathrooms show up as pressure that collapses when two units draw water at once, and as a lateral needing clearing far more often than it should.
Sewer laterals here are frequently original clay, and the residential blocks are well treed. Root intrusion at the joints is what our camera inspections find most, usually combined with grease where several kitchens share one line out to the main.
Around Jamaica Avenue, Hillside Avenue and the Jamaica Center area, the apartment buildings run central or shared heating plants — building-scale work where a single failure affects many units at once, and where main venting and operating pressure matter more than anything happening at an individual radiator.
Housing Context
Predominantly 1920s–1940s two-family brick houses, attached and semi-detached, with pockets of older wood-frame homes and apartment buildings on central plants around the Jamaica Center transit hub.

FAQ
Jamaica Questions
Whoever owns the building or is authorized to approve the work. We'll coordinate access with the tenant once the owner has approved, and we report what we find to the person paying for the job rather than passing it along second-hand.
Usually. In a converted house it means the supply line and risers are carrying more fixtures than they were sized for, often through original galvanized that has narrowed internally. Replacing the main runs and risers typically produces a real improvement without repiping the whole building at once.
In a frame house, water runs along framing before it surfaces, so the stain is often well away from the source. Acoustic and thermal leak detection finds it without opening several walls to search — which is the entire point of doing it properly.
Common with several kitchens on one lateral, but not something to accept indefinitely. Grease coats the pipe wall and roots enter at clay joints. A camera inspection tells you which you have, and hydro-jetting removes grease where snaking only opens a channel through it.

Yes. Building-scale central steam is a regular part of our work and needs a different approach from a single-family boiler — main venting, operating pressure, and near-boiler piping all behave differently at that size.
