Ozone Park Boiler, Pipe & Sewer Repairs
Detached and semi-detached one- and two-families, and a lot of them still coming off oil.
Ozone Park runs south and east from Woodhaven toward Jamaica Bay, a short run east from our Hinsdale Street shop. The housing is newer than Woodhaven's and more suburban in character, which changes both what fails and what people call us to plan.
Most of Ozone Park is detached and semi-detached one- and two-family houses built from the 1920s through the 1950s, with attached rows in the older northern blocks nearer Liberty Avenue. Compared with the prewar Brooklyn housing a few miles west, these houses are younger, lower-density, and much more likely to have their own driveway, yard and private sewer lateral — which is to say the problems are more often individual than shared.
This is the part of our service area where oil-to-gas conversion comes up most often outside Long Island. A large share of the postwar housing here was built on oil, many houses still run it, and the yards mean buried tanks rather than basement ones. Those two facts drive a lot of what we are asked to plan: whether gas can be brought to the address, what the tank's condition is, and whether the conversion pencils out at all.
The ground falls away toward the south. The northern blocks near Liberty Avenue and Atlantic sit reasonably high, but as you move toward Rockaway Boulevard, Cross Bay and the Belt, the water table rises and cellars get wetter. Sump pump work is a meaningful share of our calls in 11417 and much less so in the higher northern end of 11416 — a difference of ten blocks changes the conversation.
Sewer laterals here are typically private runs from the house across a yard to the street main, which is both good and bad. Good, because a problem is usually yours alone rather than shared with four attached neighbours. Bad, because the lateral is longer, runs under landscaping and driveways, and tree roots have more pipe to find. Camera inspection matters more here than almost anywhere else we work, because guessing where to dig in a yard is expensive.
The housing being younger also means the systems are more varied. We meet hot-water and combi boilers alongside steam, converted and unconverted oil units, and water heaters of every age — rather than the fairly uniform one-pipe-steam-and-galvanized picture that eastern Brooklyn presents.

Common Issues We See Here
- •Oil-fired boilers at end of life, raising the oil-to-gas conversion question
- •Buried oil tanks in yards, with condition unknown until assessed
- •Root intrusion in long private laterals running under yards and driveways
- •Rising groundwater and wet cellars in the southern blocks toward Rockaway Boulevard and the Belt
- •A wide mix of boiler and water heater types and ages rather than one dominant system

FAQ
Ozone Park Questions
It is a short run east from our shop at 657 Hinsdale Street in 11207 — generally quicker than reaching the western half of Brooklyn. Emergency calls here are not waiting behind a cross-borough drive.
It depends on three things, and we would rather work them through than assume: what the utility charges to bring a gas service line to your address, what condition your tank is in, and how much life the existing boiler has left. If the boiler is near end of life anyway, the fuel decision costs you nothing extra to make. If it is mid-life and running well, waiting is often the better answer.
It has to be properly decommissioned — emptied, cleaned, then removed or abandoned in place to the applicable requirements. The question worth answering early is whether it has leaked, because remediation is a far larger job than the conversion. Buried tanks are the norm on Ozone Park lots, so we plan for it rather than treating it as a surprise.
Because your lateral is a long private run across a yard to the street, often under landscaping or a driveway. Guessing where the problem sits and digging to find out is expensive in a way it is not on an attached Brooklyn block with a short run to the main. Video tells us the distance and the actual fault before anything is opened.
Elevation. Ozone Park slopes down toward Jamaica Bay, so the northern blocks near Liberty and Atlantic sit well above the water table while the southern end toward Rockaway Boulevard and the Belt does not. It is a real difference across a short distance, and it is why sump pump work is concentrated in the southern blocks.
All regulated plumbing, gas, and permit-required work is completed by appropriately licensed partner professionals in accordance with New York's licensing and permitting requirements. Routine repairs and installations are performed directly by our own technicians.
